I appreciate this is likely to become quite a lengthy review, however its important that anyone thinking about a advertising or indeed renting a property through Nicholsons are aware of how they operate. All was fine whilst viewing the property, the agent was able to offer a weekend viewing and confirmed that the property could come either furnished or unfurnished as was listed on their online advert. Once we decided we liked the property and decided to go for it, we had to jump through a series of hoops all during office hours, which given the first thing that was barked at us (even interrupting what we were trying to ask) when phoning them was Are you working? makes very little sense to us. Surely, even one night a week they could open later and close later so that the very people who THEY THEMSELVES require to be working in order to rent, can get to their offices? Despite having offices in Filey and Scarborough, even in todays digital world; they seem very much separate, we had several times where my friend had to take time off work to take documents to their Filey office, despite me being located near to, and thus able to take documents to their Scarborough office reasonably easily. This was made even more inconvenient with at first being issued the incorrect rental forms and having to then take further time off of work to obtain the correct ones and return them to the furthest away office. Luckily, the Scarborough branch seemed slightly more flexible and managed to dust off the fax machine so these could be sent to Filey from there. After finally being in receipt of the correct documents and having returned them to the office, a holding/admin fee was promptly requested and paid in full. After several days of not hearing anything further we decided to enquire as to the progress of our application. It was at this point during Nicholson's requesting a date we would like to move in, that we enquired as to the current furniture in the property being moved out as the property was listed as having landlord flexibility with regards to furnishings and, us having our own furniture, needed to the property to be unfurnished. We were told in no uncertain terms that the property would be coming furnished as the landlord did not 'want the hassle' of moving out the very old furniture and the listing was an error on their part. After further discussion we decided that as this was the case, and we did not want to have to pay for storage of the current furniture that we would not proceed due to the misleading letting description. We asked for a refund of our rental fee but were abruptly told "it's none refundable". We had to argue our point that the reason for us not taking the property was due to the fact that they had falsely advertised it and was not our fault. The abrupt lady on the phone said she would have to look into it and call us back. No response came for over 1 week.After not hearing anything further from Nicholson's, we had to contact them again requesting a refund for the false advertisement, only then did they refund the admin fees (quite promptly) however I believe if we hadn't have chased this up, they would have kept the money for themselves. We would recommend giving Nicholsons a pass if you are looking to rent in the Scarborough area and are wanting professional service that won't mislead their potential customers for the sake of making money. If this is how they act when they are trying to bring in business, I dread to think what they are like to their current tenants who have no option but to deal with them (Monday to Friday, 9-5 only)

Appalling rude woman in lettings department I complained to Tim Nicholson at Scarborough office. I was travelling three hours and she would not allow me to view at 12.45 instead of 12. 30. I found out from Mr Nicholson that there was a viewing at 1pm so how dare she lie to me and said I could not view later. I've had dealings with this woman before and they will never be used by me again. Unprofessional, bad mannered and curt to put it mildly Filey office. I told Mr Nicholson i would sack this so called Manager.

Excelent service from start to returning the deposit on moving out. Highly recommended
